  • All applicants must be of legal age. All parties 18 years of age or older are required to complete an application and pay any and all applicable fees
  • Applications are to be completed in full; applications containing untrue, incorrect, or misleading information will be denied
  • Applicants must make at least 48.0 times the monthly rent in guaranteed income (i.e. monthly rent $2000.00 x 48= $96,000.00)
  • Guarantors must make at least 80.0 times the monthly rent in guaranteed income (i.e. monthly rent $2000.00 x 80= $160,000.00)
  • Completed and signed application.
  • $95 non-refundable application fee per applicant.
  • Copy of valid Driver’s License OR Passport.
  • Recent bank statement.
  • Reference letter from current Landlord.
  • Employment letter (on company’s letterhead) stating: position, salary, and length of employment. If self-employed, provide copies of tax returns for the past two years, first two pages of tax returns only.
  • Applicant must make at least 48 times the monthly rent in guaranteed income (i.e. monthly rent $2000.00 x 48= $96,000.00).
  • Completed and signed application.
  • $95 non-refundable application fee per applicant.
  • Copy of valid Driver’s License or Passport.
  • Recent bank statement.
  • Reference letter from current Landlord.
  • Proof of school enrollment.
  • Completed and signed application.
  • $95 non-refundable application fee per Guarantor.
  • Copy of valid Driver’s License or Passport.
  • Letter of employment stating position, salary, and length of employment.
    If self-employed, provide a letter of reference from a CPA stating most recent income.
  • Copies of tax returns for the past two years, first two pages only (no exceptions).
  • Guarantors must make at least 80 times the monthly rent –guaranteed income (i.e. monthly rent $2000.00 x 80= $160,000.00).
  • We will run credit reports through credit agencies bureaus, verify your employment, and rental history to determine approval.
  • If your application is accepted, you will be contacted to coordinate lease-signing date/time at our office. A Cashier’s Check for the 1st month’s rent, last month’s rent, and security deposit is due at lease signing.
  • If your application is accepted with conditions (based on your income, credit, or rental history qualifications), you may be asked to pay additional deposit.
  • If your application is denied, you will be provided with contact information for the consumer reporting agencies that provided the consumer information.
  • After your application is approved, we will coordinate a lease signing time and date with you.
  • A Cashier’s Check for the 1st month’s rent, last month’s rent, and security deposit is due at lease signing. You may be asked to pay additional deposit depending on your qualifications.
  • Checks are made out to the entity the building is registered. Please verify information with the office before getting checks.
